Occupying a prominent corner location in the Coffs Harbour central business district is an existing two storey concrete frame structure built to all boundaries with a lack of distinct entry and small, dark internal corridors. The proposal retains the established building footprint and street alignment, thereby preserving the existing urban form while improving internal amenity through a central atrium and light well that will provide natural light, ventilation and opportunities for indoor planting and casual seating. These internalised open spaces will reduce the perceived mass of the building from street level and introduce human‑scaled elements within an otherwise consolidated site coverage. A new, large cantilevered awning fully wrapping around the street facades provides amenity and scale for the street experience. Given the site’s dominant corner position and the topographic high point at the roundabout, the proposed façade treatments—including screens and shading devices—are carefully considered to respond to solar orientation and glare while contributing to a lightweight coastal aesthetic.
